CNI Administration Services, LLC CNI Construction, LLC is a tribally-owned, certified small disadvantaged business enterprise (SBDE), based in Ada, Oklahoma. CNI Construction, LLC specializes in construction management, program management, procurement management, and structured cabling design and implementation services.

CNI has embedded a key value system built on the concept of customer service, innovation, environmental sensitivity, teamwork and experience. The CNI team demonstrates technical competence, extensive construction management experience, and access to professional, technical and administrative resources. We employ seasoned Project Managers and Supervisors with the ability and industry knowledge to “lead the team” on large-scale, complex construction projects from pre-development/pre-design through design, construction, completion and final occupancy.

Capabilities

Construction Management/Program Management

CNI provides a wide range of consulting services and on-site representation related to our clients' management functions at the executive, administrative, program or project level – from pre-construction phase through construction and close-out for construction projects of diverse types and sizes. Our experienced team of construction and project management professionals brings the necessary resources, technical expertise and project controls to meet our clients’ needs, whether complementing or supporting current in-house resources or acting as a stand-alone agent, to oversee a project on the owner’s behalf. We can apply this model to a single construction project or to an expanded construction program of multiple facilities that may span broad geographic boundaries and extensive schedule timeframes.

Program & Project Management Information/Control Systems

CNI tailors its services and project control systems to best support our clients’ particular requirements and practices, with the objective of enhancing the accuracy and efficiency of the project’s management and delivery, particularly with regard to controlling scope, schedule and cost.
Project Initiation

CNI can facilitate and manage project start-up activities, including site selection and analysis, space programming, A/E design services (from pre-qualification through selection and full design services), General Contractor services (from pre-qualification through selection and full construction phase services), and budget and schedule management.
Project Cost Engineering

CNI can manage your construction and environmental cost estimating, scheduling, cost analysis and related services applicable to projects and programs, covering all disciplines – architectural, structural, civil, mechanical, electrical and environmental. In addition, we can perform formal “value engineering” studies, as well as informal value analysis. The objective is to identify those changes which provide the optimal levels of quality, performance, aesthetics and value for the owner’s budget, without compromising the project’s requirements or objectives.
General Contractor Management

CNI can manage the construction process as an owner’s agent. Our professionals can either provide overall project leadership, or complement the owner’s team with additional resources and expertise. In either case, we work as an extension of the owner. In such an agency role, we can oversee budget and schedule control; coordinate progress meetings; pre-qualify and select subcontractors, vendors and suppliers; review and approve payment applications; enforce owner’s requirements for job-site safety, security, and cleanliness; oversee project close-out, including review of as-built documents; manage Commissioning services during design and prior to occupancy; implement and manage warranty review period; and process applications for certifications, including Leadership in Energy Efficient Design (LEED).

Procurement Management

CNI offers a complete package of services for the planning, coordination and management of all procurement, factory shipping, delivery and field installation activities associated with providing Furniture, Fixtures and Equipment (FF&E), as well as comprehensive asset management services. We have established relationships with many of the major commercial furniture manufacturers that enable us to provide cost-effective and value-added options and solutions for our clients’ facilities.
